How does subscription leasing work? Check out what it means and who it is recommended for!

The pandemic has changed several procedures and activities that were previously carried out in person, making them more practical, digital and remote. This has also affected the real estate sector, where a new concept of remote rentals has been created to reduce bureaucracy and speed up the process. Learn how subscription rentals work below!

What is subscription leasing?

When we hear the word subscription, we imagine some streaming service, such as Disney+ or Netflix. Subscription rental has the same principle, which aims to allow the interested party to sign up for something (in this case, the rental of a property) without leaving home.

This way, the rental procedure is done entirely online, quickly, safely, practically and without a lot of paperwork.

Therefore, platforms that offer this type of rental have their own catalog of options (just like streaming services). Interested parties can browse through the catalog, filtering the options they are looking for and choosing the perfect property to move into.

There is a range of options, ranging from small apartments, furnished properties , to larger properties for the whole family and even mansions.

As new as it may be, subscription rental has already gained ground within the Brazilian market and is well established in other countries.

This is only possible because people's views on real estate have changed in recent years. What used to mean personal advancement is no longer the desire of many people, who prefer not to be tied to a place for life.

In this way, moving has become a service with high turnover, giving way to new types of contracts and forms of rental.

How subscription leasing works

Each platform can determine the way in which subscription rental will occur, such as Housi , Quinto Andar and others.

However, in general, the lease can be made for a period of at least 30 days, and can be renewed as many times as the tenant wishes.

This way, after 30 days you can choose whether you want to stay in the property or look for another one of interest in the catalog.

Payment for the subscription is similar to payments already made for online purchases, and can be made using a credit or debit card, Pix or bank slip, and can even be paid in installments.

It is worth remembering that through subscription rental there is no need for a deposit, guarantor or anything like that. The amount paid is only for the rent and the fees charged by the platform.

Who is subscription housing suitable for?

Subscription housing may not be a good deal for some people. This is because the main idea is to provide a practical rental, where there is no bureaucracy and the tenant does not need to remain fixed in a place for a long period (such as 6 months or 1 year).

However, some privileges disappear in this type of lease, such as the absence of a deposit. Therefore, if a problem arises in the property, contacting the owner can be complicated, leading the tenant to have to abandon the property.

In addition, subscription rental is a great advantage for students, young adults and other people who want to live in a strategic location, close to work or college, without having to commit to the property, being able to move whenever they want.

The freedom to choose where to live is the desire of the vast majority of the young population, who no longer want to put down roots in a neighborhood, city or even the country.

Benefits of a subscription lease

Those who decide to live under this type of contract can obtain some benefits, such as:

  • Single fee: The subscription fee is a one-off fee, and includes fees, condominium fees, property tax, and most of the time water, electricity, gas and even internet in some cases. For this reason, rent may seem more expensive, however, the cost-benefit is better when comparing the fees separately.
  • Property location: The vast majority of locations where subscription rentals are available are well-positioned regions, with properties close to student centers, shops and stores.
  • No bureaucracy: Renting a property involves a lot of bureaucracy. However, subscription leasing removes these barriers and speeds up the rental and contract renewal process.
